What is real estate crowdlending

A more open way to invest in bricks and mortar

Through a digital platform, each person can review different opportunities, choose the project that best matches their goals and invest according to their possibilities. The pooled funds go to a specific initiative and, when the project meets its milestones, the financial results are distributed among participants in proportion to their contribution.

In the Dominican Republic, where urban development, housing and property revitalisation remain areas of strong interest, crowdlending emerges as an alternative that brings the real estate market closer to more people. It is no longer a space reserved exclusively for developers, large investors or specialised funds.

This system makes it possible to participate in projects such as residential buildings, housing complexes, renovations, urban works or real estate ventures of different scales. In this way, access to real estate becomes more flexible, open and adapted to different investor profiles.

How it works

Four steps to invest in a development

The process is simple: you select a project available on the platform, define the amount you want to invest and follow the development from a digital environment. There you will find information about the destination of the funds, estimated timelines, participation conditions and construction progress.

  1. 01

    Pick a project

We publish residential, commercial and urban renewal developments across Santo Domingo, Santiago, La Romana and Punta Cana with a technical memorandum, permits and construction schedule.

  2. 02

    Define your contribution

You can invest from DOP 25,000 and digitally sign the participative loan agreement. Every opportunity discloses the target rate and project term.

  3. 03

    Track the build

You receive monthly physical and financial progress reports, including photography, project manager certifications and audited accounting statements.

  4. 04

    Collect the return

Once the project ends or reaches its defined milestones, you receive the return matching your participation, credited directly to your account.

In this way real estate crowdlending combines technology, collaborative investment and simplified access to opportunities in the property market.

Why Qoralyn

More than a passing trend

Audited transparency

Every project publishes its legal structure, collateral guarantees and progress certified by independent engineering firms.

Local regulation

We operate under the framework of Law 249-17 of the Securities Market and are registered before the Superintendencia del Mercado de Valores.

Focused on the Dominican Republic

We work exclusively with local developers with a proven track record across Santo Domingo, Santiago and the eastern tourist region.

More than a passing trend, this model reflects a new way of investing in real estate in the Dominican Republic. Its main value lies in democratising access to projects that were previously difficult to reach for the individual investor.

Our platform is designed to provide clear information and transparency throughout the entire process. At every stage you can see where your money is invested, how the project is evolving and the conditions under which you are participating.

Investing through real estate crowdlending also means supporting initiatives that can contribute to the growth of neighbourhoods, cities and new housing spaces. It is a way to seek returns while participating in urban development.
